Online valuation tools are a useful starting point, but they can't walk through your home. Two houses on the same street can sell for very different prices. Here's what really decides what a buyer will pay.
1. Recent comparable sales
The strongest evidence for your home's value is what similar homes nearby have actually sold for recently. The key word is similar: the same type of home, a similar size, similar condition and a similar position. A suburb-wide median price mixes units with houses and renovated homes with originals, so it says very little about your property.
2. Land, position and aspect
In Brisbane, land size, a flat usable yard, a north-facing aspect, breezes and views all add value. So does a quiet street. A busy road, a steep block or flood history can reduce it.
3. Condition and presentation
Buyers pay more for homes they can move straight into. Kitchens and bathrooms matter most, followed by flooring, paint and outdoor areas. Good presentation, from styling to professional photography, helps buyers see the home at its best.
4. Schools and lifestyle
School catchments, transport, shops, parks and the river all influence who wants to live where. In suburbs like St Lucia, Toowong, Kenmore and Clayfield, being close to the right school or train line can widen the pool of buyers.
5. The number of competing buyers
Price is set by the buyers who are active when your home is on the market. A well-run campaign reaches as many qualified buyers as possible, and the right sale method gets them competing.
6. Timing
Spring is traditionally one of Brisbane's busiest selling seasons, with gardens at their best and plenty of buyers out at open homes. Interest rates, the number of other homes for sale and local events also play a part. Good timing helps, but a well-priced, well-presented home sells at any time of year.
